Five Things You Need To know To Pass Your Home Inspection

One of the most crucial steps in selling your home is the buyers home inspection. This normally takes place within a week of ratification of a contract by all parties. According to industry experts there are at least 33 physical problems that will come under scrutiny during a home inspection. There are five significant ones that you should take care of in order to prevent further complications and risk a client walking away from the deal.

Defective Plumbing:

There are two types of defective plumbing that could cause a buyer to be leery of the home inspection and its leakage and clogging. A visual inspection can determine if there is any leaking within the pipes of the home. Home Inspectors will check for clogged pipes using a water pressure test; turning on all faucets in the bathroom then flushing the toilet.  

Roofing Problems:

Missing shingles or deterioration of shingles are deal breakers for many buyers, they see this as a costly problem that they do not want to take on when first moving into their new homes. While this problem is truly visible, not many buyers pay close enough attention to it at first sight. When a gutter leaks or downspouts allow water to run down exterior walls, it causes major internal issues.

Rotting Wood:

Inspectors and appraisers will flag this as an issue. It is also a fairly inexpensive fix if taken care of early on.

Damp Attic Spaces:

While you may never go inside the attic of your home, inspectors will, and they are searching to see if there are issues with ventilation, insulation and vapor barriers could be breeding grounds for mold and mildew. Those issues lead to problems with premature wear of the roof, structure and building materials.

Structural/Foundation Problems:

There will definitely be an investigation during the inspection to check the integrity of the structure and foundation. This is one of the most important parts to an inspection and could without a doubt kill the deal.
